Q: How long have you been in business ?
A: Able Exterminators, Inc. was officially incorporated in 1966.

Q: What makes Able Exterminators, Inc. different from other termite companies ?
A: We have been in business over 40 years. None of our inspectors are paid on commission. We do a lot of the work ourselves which makes it easier when it comes time to schedule work on your house, you call the same number and talk to the same person no matter what work you order. Also we currently offer a 4 year warranty on fumigations.

Q: What areas/cities do you service?
A: Currently we service all of Santa Clara County and parts of Alameda County. Which include:
Cupertino, Fremont, Gilroy, Los Altos, Los Altos Hills, Los Gatos, Menlo Park, Milpitas, Morgan Hill, Mtn. View, Newark, San Jose, San Leandro, San Martin, Santa Clara, Saratoga, Sunnyvale, Union City. 

Q: What do I need to do to prepare for an inspection?
A: Make sure that all walls are clear of excess storage, including the garage. Any access to a sub area if you have one needs to be accessible so they can get into your sub area.

Q: When they ask if I have a crawl space what does this mean ? How can I tell?
A: Crawl space is another word for sub area. If you have steps leading into your house chances are you have a crawl space/sub area underneath the house. If there are vents down towards the floor on the outside of the house this also means there is a crawl space / sub area. If you are looking at the MLS listing, it might also so concrete perimeter. That means that only the perimeter is concrete and they can crawl under the rest.

Q: How long does an inspection usually take ?
A: It depends on the square footage of the home and it's age. Normally about an hour to an hour and a half.

Q: I know I have termites, why do I need an inspection?
A: There are more than one species of termites and we need an inspector to identify which type you have, what the extent of the damage is and how much it would cost to take care of the problem. 

Q: Is there a fee for an inspection ?
A:Yes, it based off of the age of the home and the square footage. Call our office for prices. We will waive the fee if you have a competitive bid.

Q: What is a competitive bid?
A: If you have a wood destroying pest and organisms report by another company, send it to us along with their prices and we will do our best to try and get you a lower price on the work and even waive our inspection fee. We must have their report prior to doing the inspection so our owner can look it over to ensure that we can save you the most money possible. Also please note that a one page bid sheet is not a wood destroying pest and organism's report and will not qualify for a competitive bid.

Q: Even with a competitive bid you still have to do the inspection? Someone else already identified the termites.
A: The law says that we cannot work off of another companies report. We also offer alternative treatments to fumigation that your property might be a good candidate for, the only way to judge is to have our inspector to see the property.

Q: When should I expect to receive my report.
A: Normally within 48-72 hours sometime less.

Q: How can I get my report?
A: When you order the report you need to tell them where you would like to receive your copy. We can e-mail in PDF format, which requires acrobat reader. You can also request fax or mail for yourself or anyone else you request us to send a copy to.

Q: What type of payment do you accept?
A: For inspection fees we accept Cash, Check, Visa or Mastercard. We also offer a discount if you pay the inspector the day of the inspection.

Q: Can I bill escrow ?
A: You can bill escrow for inspection fees (you will lose the pay at time discount) and also you can bill escrow for work for up to 60 days. After 60 days the account must be paid regardless of escrow status.

Q: Who can I call about my general pest problem?
A: General pest is a separate license by the state. For ants, rats, spiders etc. We recommend R.P.M. Their phone is 408-445-1738.They should be able to help you out.

Q: What is the difference between a Termite Inspection and a Home Inspection?
A: We as termite inspectors are looking for active infestation of termites and the damage they have caused. The property inspector will be testing many areas of your home. They will test your electrical, plumbing etc. They both require different licenses by the state and are not the same thing.

Q: Do you inspect for Mold ?
A: No we do not inspect for mold. If we see it we may mention it in our report for informational purposes only but we are not mold inspectors.

Q: Is fumigation my only choice ?
A: Not always, it is best to check with your inspector about your options. A lot of times we can do a localized treatment. There are a couple of different local treatment options. Only the inspector who is out there and has seen your property can best decide what your options are. Local treatments are guaranteed for two year.
Q: On my report it says "by owner" how much will that cost?
A: If on the contract is says "by owner" it means the owner is to get a qualified licensed person to do that specific item and it is not something that Able Exterminators, Inc. can do.

Q: If I have someone else do the owner items how do I get a certification from
Able Exterminators, Inc.? 
A: We will go out and reinspect the other persons work and issue you another report stating that the items appear to be done correctly. Able Exterminators, Inc. does not warranty anyone else's work. Any such warranty should be acquired from the person doing the work.

Q: Do I need an inspector to come back out when the work is done to reinspect work done by Able Exterminators, Inc.?
A: We do not need to reinspect our own work. Upon completion of work we will issue a notice of work completed and not completed and also the bill for all work performed.
